Even if you have a strong pipeline of leads, the housing market can be unpredictable. When unexpected lulls happen, it’s important to have an arsenal of tools to help you engage potential buyers and sellers.

But let’s face it, even the most interested client can ignore emails and miss calls. Text messages are an effective way to bring back your dormant leads at an affordable rate.

We’ve written a whole guide just for real estate text messaging. Still, one of the questions we frequently get is, “What the heck should I include in my messages?”

Getting started is always the hardest part, we get it. The good news is, there’s no need to be the next Hemingway to use text messages. In fact, it’s best to keep things simple.

Follow the best practices below or scroll down and copy and paste our real estate text scripts that are proven to work.

Why Do These Real Estate Text Message Templates Work?

Leaders in the real estate industry send thousands of texts using our platform. After nearly a decade in text marketing, we’ve learned a thing or two about what works and what doesn’t. Here are our top tips which we’ve incorporated into all of our text message templates:

Get to the Point
There’s a reason each template below is brief: your leads are busy! There’s no need to beat around the bush. State the reason for your message right away.

Talk Like a Human
Brevity doesn’t mean becoming a robot. Keep your messages conversational, friendly and professional. If you sound like a person, your lead is more likely to reply.

Include Custom Information
No one wants to feel like they’re receiving spam. Give your texts a personal touch by including information like your lead’s first name.

Ask Questions
Many of our text scripts include questions. After all, the more you know about your clients, the better you can serve them. Plus, questions are a good way to encourage replies.

Include a Call to Action
Ask yourself, “What do I want the recipient to do after reading my message?” Now, include that in your text! It’s better to be forward than to make someone guess what they should do.

Real Estate SMS Templates

Without further ado, here they are—the templates. Use these real estate text scripts word for word, or tweak them to fit your personal style. After all, every deal and every customer is unique. We’ve also included some visual examples so you can see how these texts look in real time.

1. Request Basic Information
As soon as a potential client signs up for text updates, find out how you can assist them. Requesting information from the get-go will help you effectively segment your list.

Request for information from a realtor
  • Thanks for joining the (company name) text list! Are you interested in buying or selling a home?
  • Hi! You’re all signed up for texts from (company name). We’re excited to help you reach your home ownership goals. Can we help you buy or sell a home?

2. New Sign-Up from Web Form
If a user signed up from a web form, you may already have basic info such as their first name and what neighborhood they’re looking in. Use this to personalize your auto-confirmation message.

A thank-you for a new text contact
  • Hello (name), this is (agent name) from (company name). Stay tuned for the latest listing alerts in (area name).
  • Hi there (name)! I’m (agent name), I work with (company name). Keep an eye on your inbox for up-to-date listings from the (area name) area.

3. Request Specific Details
Any real estate agent knows finding a client the perfect home can be tricky. Move buyers along the process by asking for specific information that can help you send them relevant listings.

Real estate agent texts asking for details
  • Hi (name), thanks for reaching out! I’d love to get you matched up with your dream home. Will you tell me which neighborhoods you’re looking at?

4. Follow Up After an Open House
An open house is the ideal place to collect phone numbers from interested buyers. Schedule a text to follow up with all visitors who came to your showing.

Text follow-up after an open house
  • We were so happy to see you today at the (address) open house! You’re always welcome to text or call us with any questions about the home.
  • Thank you for attending the open house at (address) yesterday! We’d love to answer any questions you have about the property.

5. Reply to Requests to Schedule Showings
Successful real estate agents make it as easy as possible for leads to schedule showings. Avoid playing phone tag and use text messages instead.

When you receive a request for a showing, you can reply with this:

  • Thanks for reaching out! I’d love to show you the property. I can meet you (date) at (time). See you then!

6. Listing Price Change Alert
There’s nothing better than when a home that was previously outside of your client’s budget suddenly drops in price. Send over this important info right away.

An alert about a home listing price change
  • Hi (name)! I wanted to let you know right away that the home you viewed at (address) has dropped in price from (amount) to (amount). Would you like to talk about making an offer?
  • Hello (name), I wanted to reach out and tell you that the property you loved at (address) has gone from (amount) to (amount). I’d love to help you make an offer if you’re interested!

7. Bring Back Dormant Leads
Sometimes people get busy, other times their situation changes and they’re no longer in the market for a home. It’s easy enough to find out. Just ask!

A check-in from a real estate agent to a client
  • Hi (name), it’s (your name)! I wanted to get in touch to see if you’re still thinking of buying a home.
  • Hi there (name), (your name) here. Are you still interested in buying a home in the (area name) area?

8. Send Alternate Home Suggestions
If a deal falls through because of a failed inspection or an inability to negotiate on an appropriate price, use texts to send links to similar homes in the area.

  • Hi there (name), I saw a few listings today that brought you to mind. Check them out and let me know what you think! (link)
  • Hi (name), I found a few listings that I think you’ll love near the homes we looked at previously. Take a look at them here: (link)

9. Send a Congratulations Text
These are our favorite kinds of messages. Have good news for your client? Don’t wait to tell them!
